Landlord Schedule of Fees
Let, Full Management & Rent Guarantee
17.4%of gross monthly rental (14.5% + vat). Our most comprehensive service: tenant find, rent collection and full in-house management, plus a rent guarantee for added peace of mind.
Let & Full Management (inc Rent Collection)
14.4%of gross monthly rental (12% + vat). Tenant find, rent collection and full in-house management. We become your tenant's point of contact and handle the day-to-day on your behalf.
Let & Rent Collection Only
12%of gross monthly rental (10% + vat). We find your tenant, set up the tenancy and collect the rent each month, providing statements and chasing any arrears.
Let / Tenant Find Only
9.6%of gross ANNUAL rental (8% + vat). We market the property, find and reference a tenant and set up the tenancy. You then manage the tenancy yourself. Charged on the gross annual rental rather than the gross monthly rental.
Management Only
7.2%of gross monthly rental (6% + vat). Full in-house management of a tenancy you have already arranged, including inspections, maintenance coordination and compliance.
Caretaking

Tenancy Fees
Tenancy Agreement
Preparation of a legally compliant tenancy agreement. £195 + vat.
Addendum / Variation of Contract
Preparation of an addendum or variation to an existing contract. £70 + vat.
Section 13 Rent Review
Serving a Section 13 notice to review the rent on a tenancy. £95 + vat.
Section 8 Notice
Preparation and service of a Section 8 notice. £125 + vat.
Tenancy Agreement (without services)
Preparation of a tenancy agreement where no ongoing service is taken. £250 + vat.
Inventory Fees
The costs for the inventory make and check-in / check-out vary according to the size of the property and are carried out by a professional third party.
Assured Periodic Tenancies
Inventory make, check-in and check-out: third party invoice charged to the landlord.
Company Tenancies (Non-Housing Act)
Inventory make: costs shared between landlord and tenant. Inventory check-in: cost paid by the tenant company. Inventory check-out: cost paid by the landlord.
Other Fees and Charges
Right to Rent
Landlords need to check that all tenants have a right to reside in the UK. Where checks cannot be carried out in-house, £5 + vat per applicant.
Referencing / Credit Check (Homelet Enhance)
Each reference carried out by Homelet at the 'Enhance' level, which includes employment and landlord checks alongside stringent credit and fraud checks. £45 + vat.
Referencing / Credit Check (Homelet Insight)
Each reference carried out by Homelet at the 'Insight' level. £25 + vat. Company credit checks are charged to the tenant company.
Deposit Registration (DPS Custodial Scheme)
Register and transfer of the security deposit into the Deposit Protection Service Custodial Scheme.
Void Property Visits
Per visit to a vacant property. £40 + vat per visit.
Major Works & Project Management
For major works that fall outside routine property management, including full or partial refurbishments. Charged up to 10% + vat of the cost of the major works.
Landlord Rent Recovery & Legal Guarantee
Rent protection and legal guarantee cover is available. Please enquire for details.
Court or First-tier Tribunal Attendance
Where your tenant refers a rent dispute to the First-tier Tribunal for determination. £200 + vat.
Sale of the Property to the Tenant
Where a property is sold to the sitting tenant, 0.5% + vat of the sale price upon completion.
All fees are inclusive of VAT @ 20%, shown as the gross amount with the net plus VAT breakdown in brackets. The "Let / Tenant Find Only" fee is charged on the gross annual rental; all other service fees are charged on the gross monthly rental.
